Slim 15-storey Wyndham Hotel proposed for Tiny Site

A tiny triangle of land in Adelaide’s CBD is set to make a big impression, with plans lodged for a 15-storey Wyndham Hotel on a compact corner block overlooking the Adelaide Park Lands.

The proposal, now on exhibition with Plan SA, outlines a 94-key hotel for 81 South Terrace at the corner of Morphett Street. Designed by Nic Design Studio, the slender tower would rise nearly 50 metres—well above the site’s 36-metre height limit—on a footprint of just 272 square metres. CoreLogic records show the site was last purchased by Identity Sales and Marketing for $561,000 in 2005.

Despite its narrow 9m x 30m dimensions, the tower’s folded-facade design makes efficient use of space, with four compact 10-square-metre rooms per typical floorplate. A ground-floor café and lobby are also proposed to activate the street front.

The identity of the applicant remains undisclosed, though Nic Design Studio lodged the application on their behalf. A planning report from Future Urban notes the proposed height responds to “the mix of building types” in the immediate vicinity.

The project comes off the back of a record-breaking year for hotel occupancy in South Australia. According to the State Government, Adelaide recorded nine consecutive months of peak occupancy in 2023, driven by a stacked events calendar featuring the Santos Tour Down Under, the Adelaide Fringe and AFL’s Gather Round.

The Wyndham proposal reflects growing momentum in the Festival State’s hotel development sector. It joins a string of recent announcements, including Strategic Alliance’s $100-million IHG Hotels and Resorts plan for the Barossa Valley, as interest in South Australian tourism infrastructure ramps up.

If approved, the South Terrace hotel would add a bold vertical accent to the city’s skyline—proof that even the smallest sites can play a part in Adelaide’s big-picture growth.
