Developer-builder Oreana has secured a $14 million deal to deliver the first stage of the Eynesbury Village precinct in Melbourne’s west, marking a major milestone in the 8-hectare mixed-use masterplan.
Privately owned developer Resimax Group sold the 2.3-hectare site, located 44 kilometres from the Melbourne CBD, to Oreana.
The deal represents the first of four stages planned for the Eynesbury masterplan and will bring vital retail and community amenities to the growing township.
Stage one will deliver 7500 square metres of gross floor area anchored by a 3460 square metre full-line Coles supermarket, with construction expected to commence in mid-2026. A diverse range of tenancies is planned for the precinct, including specialty retail, food and beverage outlets, a medical centre, pharmacy, gym and childcare centre.
Resimax founder and managing director Ozzie Kheir described the agreement as a key step in the evolution of the township. “As the scale of the precinct has evolved alongside the rapid growth of the Eynesbury community, we saw an opportunity to bring in a specialist operator to lead this stage,” Kheir said. “The village will deliver essential services and amenities tailored to the needs of residents and play a key role in supporting the next phase of the township’s development.”
Both Resimax Group and Oreana will collaborate to deliver infrastructure supporting Eynesbury’s 4000 residents. The two companies have previously worked together on projects within the Newbridge development at Wallan, including land for two childcare centres and a medical facility.
Located between Melton and Wyndham, two of Australia’s fastest-growing municipalities, Eynesbury sits within a corridor of strong residential expansion and infrastructure investment. Since acquiring the township in 2020, Resimax Group has invested heavily in enabling works, such as road upgrades, utilities and community facilities.
Future stages of the Eynesbury Village development will expand on these foundations, introducing additional commercial space, conference facilities and entertainment amenities. The broader masterplan also includes plans for a luxury hotel and spa, a network of open spaces, walking trails and mountain bike tracks designed by World Trail, underscoring the township’s vision for a connected and sustainable community
