Parramatta Leagues Club Unveils Revamped Vision for Entertainment Precinct

A revised proposal for the Parramatta Leagues Club redevelopment has been lodged with the City of Parramatta, presenting a significantly expanded and refined vision for what is now positioned as a world class entertainment and tourism precinct.

The Regionally Significant Development application reflects a substantial shift in ambition from the earlier 2024 scheme, which drew heavy criticism for its limited scope and aesthetics.

The latest plans for 1 Eels Place outline a mixed use precinct anchored by a 149 room hotel, a new club facility and a suite of health, leisure and hospitality offerings. The built forms range from two to eight storeys across the 15,787 square metre site. Designed by Cox Architecture with landscape by Aspect Studios, the project aims to transform the long established club into a contemporary destination that supports the Parramatta Eels and the wider community.

The previous concept for a restaurant and gaming area near CommBank Stadium was widely labelled an eyesore and even called the ugliest building in Greater Sydney. In response, the updated proposal replaces that approach with a four storey club that incorporates cafes, lounge bars, rooftop terraces and flexible function spaces. The club element alone spans 20,015 square metres of gross floor area, marking a major upgrade in quality and amenity.

The redevelopment will follow a staged construction program. Stage one focuses on delivering the new club building, supported by alterations and additions to the existing multi level car park. Subsequent stages include demolition of the current club, construction of a health and leisure centre, and finally the delivery of the hotel, complete with gym facilities and food and beverage venues.

Established in 1959 as a modest meeting place for Eels supporters, the Parramatta Leagues Club has grown in parallel with the district’s expanding population and cultural identity. The new plans aim to cement its role as a vibrant, multi purpose venue known for its hospitality and recreational offerings. According to the application, the development seeks to enhance both gameday and year round activity, while encouraging deeper community engagement within Parramatta North.

The proposal arrives during a period of rapid urban renewal in Parramatta, propelled by major infrastructure projects such as the completed light rail line and the under construction Sydney Metro West. The club’s submission positions the redevelopment as aligned with this momentum, supporting the evolution of the precinct that links the CBD to the Westmead Health and Innovation corridor.
