Elan Kiama penthouse sets $6 million apartment sales record

Developer-builder Level 33 has set a new benchmark for Kiama’s luxury apartment market, securing a record-breaking $6 million sale of the penthouse within its boutique Elan Kiama development.

The sale establishes a new apartment price record for the NSW South Coast town and highlights growing demand for premium coastal residences that combine architectural design with lifestyle appeal.

Positioned on one of Kiama’s highest points, Elan has been designed by PBD Architects and comprises just 19 three-bedroom residences and a single penthouse. Located within walking distance of Surf Beach, Kendall Beach and the town centre, the project focuses on privacy, generous floorplans and a strong connection to its coastal setting.

The record-setting penthouse spans 468 square metres and includes three bedrooms, each with its own ensuite, a study, powder room, butler’s pantry, walk-in laundry, built-in bar, fireplace and wine fridge. A sculptural kitchen featuring a Taj Mahal stone island and premium Gaggenau appliances anchors the open-plan living spaces.

Outdoor living is equally generous, with three balconies and a private plunge pool creating a resort-style environment while maximising uninterrupted ocean views.

The buyers, a local couple who have lived in Kiama for the past decade and chose to remain anonymous, said the purchase represented an opportunity to downsize without compromising on quality or lifestyle.

“It’s a lifestyle choice. We’re downsizing with elegance,” the purchaser said.

Having explored several properties, the couple said Elan’s design immediately stood apart.

“We loved the architecture of it. The beautiful curves. It’s very coastal, modern fixtures, the Gaggenau appliances. Everything they’ve put in it is very considered. It’s very tasteful. We looked at other properties, but nothing compared to it. It was perfect. It ticked all our boxes.”

Construction is expected to be completed in late 2027, with the purchasers looking forward to moving into their first penthouse while remaining connected to the Kiama community they have called home for the past 10 years.

Level 33 Founding Managing Director Eddy Haddad said the record sale reflected the project’s commitment to quality and enduring design.

“We’re incredibly proud of what we’ve created. From day one, the focus has been on delivering a building with exceptional design, quality finishes and homes that people genuinely want to live in,” he said.

“We believe this will be a building with a real sense of community, where residents feel proud to call it home for years to come.”

The result reinforces the growing strength of the South Coast’s prestige residential market, with boutique, design-led developments continuing to attract buyers seeking premium homes in tightly held coastal locations.
