A New South Wales developer is looking south for their next project, lodging plans for a five-storey motel in the heart of Launceston. NDCO Goulburn Pty Ltd has submitted a development application to Launceston City Council for an 84-key motel across 61 rooms at 76 Cimitiere Street. The 1525-square-metre corner site sits opposite the University of Tasmania’s The Shed facility and within walking distance of City Park and the city centre.
The NSW-registered company, incorporated in July 2023 with Nicolas Daoud as director and secretary, has an expanding portfolio of regional and coastal developments. Daoud’s previous projects include the $20-million Quest Goulburn in partnership with Quest Apartment Hotels, as well as the $22-million Bathers development in Kiama and the 317-apartment Crown Wollongong project, which featured four towers between nine and 15 storeys.
For the proposed Launceston motel, Daoud has once again engaged ADM Architects, the firm behind several of his earlier projects in Wollongong, Kiama and Bowral. The design outlines a contemporary five-storey structure with inset balconies and stepped sections to reduce visual impact while activating the busy corner frontage of Cimitiere and Lawrence streets.
Accommodation will include 32 studios, 13 one-bedroom units, seven two-bedroom twin-key rooms, a single three-bedroom twin-key unit and four accessible rooms. The 84 keys are achieved through twin-key configurations, allowing certain rooms to operate either as larger connected suites or as individual units with separate entrances.
The ground floor will feature a main lobby, reception area, and business lounge and conference facilities. Guest amenities include a 60-square-metre gymnasium, laundry, and a grab-and-go food outlet, with external facilities comprising a landscaped courtyard, barbecue area and 30 on-grade parking spaces.
According to the developer, the project aims to contribute to the city’s growing visitor accommodation sector and complement existing urban fabric through a considered and contemporary design. The proposal is currently under review by Launceston City Council, with construction anticipated to begin later this year or early next.
