Queensland’s North Harbour works begin on First 249 Homes

Construction has begun on the first homes within the North Harbour Priority Development Area (PDA) at Burpengary East, less than 12 months after the Queensland Government declared the site a priority development area.

The milestone marks the beginning of a much larger residential community planned for one of South East Queensland’s fastest-growing regions, with more than 3700 homes expected to be delivered across the broader PDA.

Works are currently underway to support construction of the first 249 homes within the Early Release Area. The initial neighbourhood will include terraces and detached homes, with the broader development planned to provide a mix of three and four-bedroom villas, detached houses and apartments to cater to different household needs.

North Harbour Project Director Bryan Finney said the commencement represented an important step towards delivering the project’s long-term vision.

“Today’s sod turning marks an exciting milestone for North Harbour as we commence construction of the first neighbourhood within the Priority Development Area,” Finney said.

“This is a significant step in bringing to life our vision for a vibrant waterfront destination in the City of Moreton Bay that will deliver new homes, create local jobs and provide exceptional lifestyle opportunities.”

The PDA has been established to coordinate the delivery of housing, infrastructure and community facilities, with the Queensland Government using the designation to accelerate planning and development across the site.

According to the government, the housing program is expected to generate almost 2000 jobs and contribute $456 million to the regional economy. The investment comes as Burpengary East continues to experience significant population growth, with the area’s population increasing by 43 per cent since 2021 and forecast to grow further by 2041.

The development is also planned as a broader community rather than simply a residential subdivision, with future residents set to have access to retail, extensive open space and parklands.

Urban Development Institute of Australia Queensland CEO Kirsty Chessher-Brown said the speed of progress demonstrated what could be achieved through coordinated planning between government and industry.

“Less than 12 months ago, the State declared the North Harbour Priority Development Area. Today marks the commencement of more than 200 of the 3700 homes created by the PDA and demonstrates what happens when the State and industry work together: bringing more houses and jobs to Queenslanders, sooner,” Chessher-Brown said.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the PDA model was designed to remove barriers that can delay housing delivery in high-growth areas.

For Member for Pumicestone Ariana Doolan, the development represents an opportunity to build a community alongside the housing itself.

“As our region continues to grow, projects like North Harbour will play an important role in ensuring more Queenslanders have a place to call home,” Doolan said.

With more than 3700 homes planned, North Harbour will continue to take shape over the coming years, bringing new housing, employment and community infrastructure to a rapidly growing part of the City of Moreton Bay.
