Central Element (CE) has lodged a Development Application (DA) for a landmark residential development in Sydney’s tightly held harbourside suburb of Drummoyne, responding to growing demand for high-quality owner-occupier housing in one of the city’s most sought-after waterfront locations.
Planned for 15A to 21 St Georges Crescent, the proposal seeks approval for a ten-storey residential building comprising 45 apartments, including eight affordable housing residences.
Positioned on a prominent 1,701sqm north-facing bayside site, the project has been designed by MHN Design Union (MHNDU) and will deliver a mix of one, two and three-bedroom homes alongside resident amenities including a gym, landscaped communal open space and three levels of basement parking.
The DA comes as Sydney faces mounting pressure to deliver more housing within established suburbs. With the City of Canada Bay’s population forecast to grow by almost 30 per cent over the next two decades, opportunities to introduce new housing in Drummoyne remain scarce due to the suburb’s peninsula geography, established streetscape and limited land supply.
Located within walking distance of Drummoyne Sailing Club, Birkenhead Point, ferry services and the Bay Run, the elevated site offers sweeping harbour views towards the Sydney Harbour Bridge and CBD skyline. Identified within the NSW Government’s Low and Mid-Rise Housing reforms, Drummoyne Village continues to evolve as a strategic location for carefully considered residential development.
The architecture embraces clean horizontal forms, soft curves and expansive glazing to maximise natural light and outlook. Generous balconies extend living spaces outdoors, while deep soil planting, replacement tree canopy and integrated landscaping strengthen the relationship between the building, its harbourside setting and the surrounding streetscape.
Nathan Chivas, Managing Director of Central Element, said the project responds to an ongoing shortage of boutique luxury housing for owner occupiers.
“Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to market demand, offering a level of exclusivity, outlook and lifestyle in this highly sought-after suburb,” he said.
The proposal also includes eight affordable housing apartments, to be managed by a registered community housing provider for a minimum of 15 years, supporting greater housing diversity within a well-connected neighbourhood.
The Drummoyne project forms part of Central Element’s expanding Sydney pipeline across the Inner West, Eastern Suburbs and North Shore. The DA has been lodged with the City of Canada Bay Council, with the development anticipated to launch to market in early 2027.
