Global industrial property giant Goodman Group has recently completed the $60.3-million adaptive re-use of the Rosebery Engine Yards in Sydney’s south.
The 100-year-old site at 115-151 Dunning Avenue now stands as a vibrant retail and lifestyle precinct, covering an impressive 11,650 square metres.
Goodman’s transformation of the heritage-listed warehouses, built between 1922 and 1925, has attracted leasing commitments for 75 per cent of the space. Tenants include a mix of high-end fashion labels such as Rebecca Vallance, Zimmermann, and Camilla and Marc, alongside luxury brands like Oroton, and specialty retailers including Gelato Messina, Lune Croissanterie, and a boutique importer of European furniture.
Previously home to industrial operations for Buzacott and Company, Commonwealth Weaving Mills, and Westinghouse, the saw-toothed buildings now house office spaces, a café, gym, and childcare centre. The revitalisation project, which was carried out in partnership with builder-developer Taylor Constructions, represents one of the largest brownfield developments in the area.
Goodman chief executive Jason Little described the project as a “unique” celebration of the site’s industrial past while promoting modern sustainability. “It revitalises an old industrial space and supports circularity by reducing, recycling, and reusing existing resources,” Little said.
The Rosebery Engine Yards’ completion comes as retail property has shown resilience in a challenging real estate market. A report by Dexus highlighted that shopping centre funds outperformed other sectors, driven by population growth and limited new supply.
With further tenants set to open by the end of the year, the Rosebery Engine Yards is positioned to become a hub for both retail and lifestyle, blending heritage with contemporary appeal.
