A major new neighbourhood masterplan for Brisbane’s south has been approved, setting the stage for the delivery of up to 2,500 new homes alongside revitalised lifestyle and employment precincts.
Brisbane City Council confirmed it would adopt the Nathan, Salisbury, Moorooka Neighbourhood Plan following community consultation in 2024. The plan will be formally integrated into the Brisbane City Plan 2014 on 27 June 2025.
At the heart of the transformation is Moorooka’s Magic Mile, a strip long associated with car dealerships, which is set to become a mixed-use lifestyle precinct featuring a “shady subtropical boulevard”. The precinct has been divided into six sub-precincts aimed at enhancing liveability and encouraging new business activity.
Among them, the Gow Street sub-precinct will accommodate industry and commercial buildings up to four storeys, with residential developments permitted up to seven. Elsewhere, core employment precincts allow for business and industrial uses up to five storeys, with selected areas enabling mixed-use development, also capped at seven storeys.
The broader plan area incorporates key local landmarks such as Toohey Forest Park and Griffith University’s Nathan campus. Beyond the Magic Mile, other zones earmarked for change include the Moorvale shopping precinct, which will see planning codes amended to support a mix of retail, health, education, food and commercial services.
A designated heritage renewal precinct is designed to attract adaptive reuse projects, promoting a mix of community, creative and office uses within heritage buildings. The residential renewal precinct supports a transition from industrial to low-density residential development, allowing for townhouses, terraces and villas up to three storeys, and detached homes up to two.
Improved walkability and transport access are also central to the plan. Future infrastructure works include a proposed upgrade of Ipswich Road from four to six lanes and a new bikeway along its western edge.
Lord Mayor Adrian Schrinner said the plan would help the city meet future growth targets while boosting employment and liveability. “This new neighbourhood plan will ensure our suburbs can continue to cater for our growing population, while delivering better amenities and more to see and do,” he said.
The council estimates the plan could create around 12,500 new jobs.
