Montaine Park brings boutique community living to northern Gold Coast

A new boutique residential development in Ormeau is redefining compact living through considered design, material performance and a strong focus on community.

Montaine Park, located on Queensland’s northern Gold Coast, comprises 51 detached, double-storey homes set across efficient 230sqm lots, delivering a low-maintenance lifestyle without compromising privacy or architectural integrity.

Conceived as a neighbourhood that prioritises both individuality and cohesion, the development balances standalone living with a carefully planned estate layout that encourages connection. Each residence sits within a unified streetscape shaped by a contemporary interpretation of Mediterranean design, expressed through warm natural tones, rendered façades and clean, enduring lines.

Inside, the homes are designed to maximise natural light and enhance indoor-outdoor living. Courtyards and private garden spaces provide moments of retreat while maintaining a connection to the surrounding landscape. According to Vladimir Vinsalek of VA Building Solutions, the design approach was guided by both aesthetic ambition and practical considerations. He noted the importance of creating homes that feel elegant yet functional, with a clear response to Queensland’s climate and modern family life.

The project team intentionally selected smaller lot sizes to support an efficient lifestyle while retaining the benefits of detached housing. This approach also introduced technical challenges around acoustics, structural integrity and spatial efficiency, particularly across a multi-home development of consistent quality.

To address these demands, Big River Group supplied a suite of construction materials including framing timber, MaxiWall panels, flooring systems, windows, doors and structural fixings. The integration of engineered timber and lightweight walling systems enabled the team to maintain open-plan layouts while improving thermal and acoustic performance.

Vinsalek said material reliability and ease of installation were key factors in the specification. The consistency of the framing systems and the performance of MaxiWall supported both construction efficiency and design intent across all 51 homes.

The result is a residential community that feels cohesive yet characterful, with each home contributing to a broader architectural narrative. Montaine Park reflects a growing demand for well-designed, low-maintenance housing that supports contemporary Australian living while fostering a genuine sense of place.
