Melbourne-based developer Salvo has taken a significant step towards the transformation of the southern portion of the historic Pentridge Village precinct in Coburg, marking a new chapter in the site’s storied history.
In collaboration with architects DKO, Salvo aims to deliver a masterplan that honours the site’s rich heritage while creating a vibrant, mixed-use development that meets contemporary needs.
The 19,000-square-metre site, earmarked for a $1.2-billion redevelopment, will feature a highly activated public realm, community spaces, and retail amenities. The project is set to strike a delicate balance between preserving the iconic heritage assets of the site, such as the grave of infamous bushranger Ned Kelly and the original bluestone F Division building, and creating a modern, desirable living and working environment.
Salvo’s acquisition of the landholding in 2021 has given new life to the precinct, which has faced numerous challenges in previous development attempts. The site’s strategic location, bordered by Pentridge Boulevard, Urquhart Street, Warden’s Walk, and Stockdale Avenue, offers significant potential for a transformative redevelopment that is both respectful of the past and responsive to contemporary urban needs.
James Maitland, managing partner at Salvo, emphasised the importance of this approach, stating, “DKO demonstrated a deep understanding of the site and surrounding precinct, which has critical heritage, planning, and design considerations, as well as a distinct neighbourhood character.”
The proposed development aligns with the Pentridge Village Masterplan 2008, which supports retail, community, and multi-residential uses. With its proximity to trendy eateries, the popular Brew Dog Brew Pub, cinemas, and a buzzing retail and residential hub developed by Shayher Group, the project is poised to enhance the vibrancy of the area. Additionally, the development’s potential to provide additional housing within 7.5km of the CBD is particularly significant, given the Victorian Government’s ambitious target of building 80,000 homes over the next decade.
As Salvo and DKO move forward with this ambitious project, the redevelopment of Pentridge Village is set to become a model for how historic sites can be thoughtfully revitalised to serve the needs of both current and future generations.
