Stockland has secured approval for a 478-home apartment development on the former Jetstar headquarters in Melbourne’s Collingwood, marking the developer’s first Victorian apartment project in almost two decades.
The $302 million redevelopment at 79-81 Victoria Parade will transform the 5272sq m site into two residential buildings of 17 and 23 storeys, bringing new housing to a well-connected inner-city location around 1.5km from Melbourne’s CBD.
Stockland acquired the site in December 2024 for a reported $65 million from Henkell Brothers Investment Managers, which had owned the property since 1997. Plans for the redevelopment were lodged in April and the project was assessed through the Victorian Government’s Development Facilitation Program.
The development will provide a broad mix of housing, including townhouses, studios, one, two and three-bedroom apartments and four-bedroom penthouses. Retail space and community green areas will be incorporated into the site, alongside 297 car spaces and 199 bicycle spaces.
Located on the Victoria Parade tram corridor within the Smith Street Major Activity Centre, the project is positioned to add housing close to public transport, shops, employment and established community infrastructure.
Stockland executive general manager for apartments Ben Christie said the project demonstrated how higher-density development could contribute to established neighbourhoods.
“The Collingwood development would deliver new homes in a location where people want and need to live,” Christie said.
The project “demonstrates how well-located, higher-density development can support thriving, connected communities while delivering meaningful public benefits”, he added.
The redevelopment will also mark a significant change for a site that has been occupied by Jetstar for many years. The airline will remain in Collingwood until its current lease expires in 2027, before relocating its headquarters to Lendlease’s One Melbourne Quarter development near Southern Cross Station.
Jetstar is expected to occupy around 7000sq m across three levels at its new Melbourne headquarters, bringing an existing employment hub closer to the city’s transport network.
Construction of the Stockland project is scheduled to begin in 2028, following Jetstar’s departure.
For Collingwood, the development represents a shift from a long-established commercial use towards a mixed residential and community-focused precinct, adding almost 500 homes while retaining active uses and green space within an established inner-city neighbourhood.
