Located at the gateway of the Mornington Peninsula in Victoria, Promenade stands proud against the surrounding land. With a wind speed calculated at N2 and a Bushfire Attack Level rating of BAL19, the home was built to withstand the harsh Australian conditions with custom-designed Rylock windows and doors.
Designed and built by Latitude37, the home is a luxurious resort-style residence, featuring multiple zones for entertaining, contrasted with quiet spaces for solitude. With an entry via a series of pavers, the mid-century modernised design features expansive walls of high performance low-e glazing. Rylock’s Commerical Series Fixed Lite Windows and Stacker Doors are used throughout, with views flowing in without the risk of weather-induced danger.
The hall to the lefthand side of the entry features a large bank of highlight Commercial Series Fixed Lite Windows which flood the space with natural light. This extends to the dining and living, where 3-metre-high Commercial Series Stacker Doors have been rebated 50mm for a flush-sill, opening up to a covered outdoor deck, barbecue and bar.
A 5-metre wide Stacker Door joins the living room and a Juliet balcony with expansive views of the rear garden, drawing in the cool sea breezes and promoting crossflow ventilation. Highlight-raked Commercial Series Fixed Lite Windows feature mullions that are custom-designed to perfectly align with the doors below for visual interest, drawing the eye upwards.
A sunken lounge is surrounded by large picture windows to both the east and west elevations, where a large Commercial Series Fixed Lite Window offers views to the swim-up bar and spa, creating a seamless connection to the outdoors.
The righthand wing offers four additional bedrooms, each with built-in cabinetry in warm walnut tones. The master bedroom overlooks the sparkling pool with a Stacker Door configuration that mirrors that of the living room, down to the Juliet balcony. The balance of the bedrooms are specified with Commercial Series Awning Windows for year-round ventilation, where the sash can remain open during inclement weather.
The Promenade offers pure serenity, and an expansive use of Rylock windows and doors creates a seamless blend between indoor and outdoor spaces for the ultimate resort-style living. The use of natural materials, combined with a striking off-form concrete wall binds the home from front to back, guiding occupants through a captivating journey with a calming simplicity.
