A 31-storey commercial tower is set to rise above Rundle Mall, marking a bold new chapter in Adelaide’s urban transformation.
Precision Group has lodged plans to redevelop part of Adelaide Central Plaza, including the partial demolition of the David Jones department store, to make way for the $260-million highrise.
At 132 metres, the proposed building would become Adelaide’s second-tallest, trailing only the Festival Plaza tower by Walker Corporation. The project forms part of Precision Group’s long-term strategy to unlock the value of its strategic holdings in the CBD.
Designed to accommodate 26 levels of premium office space totalling over 34,000 square metres, the development will also enhance retail and lifestyle offerings in the heart of the city. The plans include expanded retail areas, a new food and beverage precinct on level two, a third-level retail hub, and health and wellness facilities on level four, including end-of-trip amenities.
A ground-level lobby on North Terrace will provide a prominent new entrance to the building, which spans the length of Charles Street between North Terrace and Rundle Mall. The current Adelaide Central Plaza, which Precision Group acquired in 1999 for $85 million, already houses David Jones and over 40 speciality retailers across 27,847 square metres of lettable area.
Precision Group managing director Shaun Bonett described the tower as a key investment in Adelaide’s future. “We are focused on how we can create substantial long-term growth for the group by adding density to our large and strategically located asset,” he said. “This project will make a significant contribution to Adelaide’s remarkable transformation.”
The development application has been submitted to the State Planning Commission and referred to multiple agencies, including the Adelaide City Council, the Government Architect and heritage authorities.
It comes amid a wave of major developments reshaping the South Australian capital. More than 30 significant projects valued at over $9.1 billion are currently in the pipeline, including the 38-storey Festival Plaza tower, which will house up to 5000 office workers and redefine the city’s skyline.
