The Western Australian Government has acquired Frasers Suites Perth for $105 million, with the property set to be transformed into long-stay housing to ease pressure in Perth’s undersupplied residential market.
Located on Adelaide Terrace, the asset comprises 236 rooms alongside a commercial office component of 11 strata lots totalling about 216 square metres.
The serviced apartments will now be repurposed into longer-term housing, part of the Government’s strategy to boost supply in a tight rental market and respond to ongoing community demand.
Agents Gus Moors and Andrew Langsford handled the sale through an exclusive off-market process on behalf of the vendor. According to JLL, which oversaw the deal, the transaction underscores the strong momentum in Perth’s hotel investment market, with the city seeing more than $200 million in sales over the past 18 months.
Recent Perth transactions have included the Sebel West Perth, Rendezvous Perth, Flag Motor Lodge and Great Eastern Motor Lodge. Collectively, these sales reflect sustained investor interest in both hotel and adaptive reuse assets in the city. JLL noted that the conversion of Frasers Suites Perth to residential use highlights the growing importance of repositioning under-utilised properties to meet changing market needs.
The sale also represents one of the largest hotel-to-residential conversions undertaken in Western Australia to date. While the state continues to attract strong inbound tourism, the shift in focus towards housing reflects broader national priorities around accommodation supply and affordability.
By redirecting the use of centrally located properties such as Frasers Suites, the Government aims to provide more accessible housing options for residents while simultaneously addressing one of Perth’s most pressing infrastructure challenges.
