Flinders West

Liv Aston by Mirvac Residential sets a new benchmark for build-to-rent developments in Australia. Located in the heart of Melbourne’s CBD, this striking build is part of the Flinders West Precinct development, encompassing a dual-tower project, including a commercial office tower and a residential tower featuring 474 build-to-rent apartments.

Central to its design and functionality is the sophisticated flooring solution by Embelton: Timber Hybrid Flooring, which was supplied and installed throughout the apartments and over 2,600 square metres of curated resident amenities.

Designed to meet the unique demands of build-to-rent living, focusing on liveability and prioritising resident’s needs, Embelton’s Timber Hybrid Flooring combines aesthetics, durability and practicality. The flooring features a thin veneer of European Oak timber over a Hybrid core, offering the timeless beauty of natural hardwood with the resilience and stability of hybrid technology. This blend ensures the flooring can withstand the high traffic and extended wear typical in rental environments, without compromising on style.

The project showcases two distinct colour schemes of the European Oak Timber Hybrid Flooring: a lighter palette for the common areas and a slightly darker tone for the apartments. This thoughtful approach enhances the functionality of shared spaces while providing a warm and elegant feel in the private residences.

Architecture by Fender Katsalidis complements the innovative flooring with its dynamic geometric forms connected by a central landscaped recess. The precinct also integrates retail and commercial spaces, further embedding itself into Melbourne’s vibrant riverside urban fabric. The flooring not only supports the building’s stunning interiors but also underscores its enduring design ethos—balancing form, function, and sustainability.

Embelton’s Timber Hybrid range combines cutting-edge hybrid technology with the classic beauty of European Oak and Australian timber species, delivering a flooring solution that not only exudes sophistication but also offers exceptional durability. This makes it the perfect choice for a modern urban lifestyle.

For Liv Aston the flooring solution is not merely a practical necessity but a design element that enhances the living experience for residents while setting a new standard for build-to-rent developments.
