A shopping centre in northern Darwin that has remained in the same ownership for 40 years has been listed for sale, with expectations it could realise about $40 million.
Catalyst Property Group and Savills are managing the sale of Hibiscus Shoppingtown in Leanyer, located 14km north-east of the Darwin CBD.
The offering represents a rare opportunity in the Northern Territory retail investment market, with long-term ownership now transitioning after four decades.
The centre comprises 8,036 square metres of commercial floor area and is anchored by a 4,534 square metre Woolworths Group supermarket, alongside the recently refurbished standalone Hibiscus Tavern. Together, these assets form a key convenience and community retail hub for Darwin’s northern suburbs.
According to Catalyst Property Group director Peter Tyson, the current owner acquired Hibiscus Shoppingtown shortly after its original development was completed 40 years ago. Over that period, the asset has evolved into a stable income-producing centre, generating a net annual income of $2.775 million.
Tyson noted that the asset is expected to attract strong interest from both Northern Territory-based and interstate private investors, as well as institutional buyers and fund managers, reflecting continued demand for convenience retail assets with defensive income profiles.
The broader holding spans a 24,941 square metre site along Vanderlin Drive, a major arterial route servicing Darwin’s growing northern residential catchment. In addition to the shopping centre and tavern, the offering includes three adjoining residential properties that were progressively acquired by the current owner and subsequently rezoned for commercial use, expanding the long-term flexibility of the site.
Market observers suggest the scale, established tenancy profile and strategic location will be key drivers of buyer interest, particularly given the scarcity of comparable retail assets in the region. The listing also comes at a time when investors are increasingly focused on convenience-led centres anchored by major supermarkets and supported by diversified income streams.
As the asset transitions to market, Hibiscus Shoppingtown stands as a long-held cornerstone of northern Darwin’s retail landscape, now poised for a new phase of ownership and potential future redevelopment.
