Adelaide-founded property developer and fund manager Accord Property has lodged plans for a new 120-room low-rise hotel on a livestock paddock near the Mount Barker Summit, one of South Australia’s most popular walking destinations.
Submitted to PlanSA late last month, the proposal outlines a three-storey hotel and accompanying bistro at 351 Bald Hills Road. Designed by Studio Nine Architects, the hotel forms part of a broader masterplanned vision for The Summit Precinct—an ambitious recreation, sport and tourism hub in the Adelaide Hills.
The development would mark a return to South Australian soil for Accord Property, which has amassed a portfolio exceeding $850 million. According to the planning documents prepared by Ekistics, the hotel is a key element in a long-term strategy to transform the area into “a leading regional masterplanned recreation, leisure, sport and entertainment precinct”.
The Summit Precinct spans four allotments totalling approximately 51 hectares, and sits adjacent to an additional 65 hectares of leisure and sport infrastructure, including Laratinga Wetlands and the Aston Hills Golf Course.
Some aspects of the precinct are already operational. Sports ovals and clubrooms have been completed, and an aquatic centre is currently under development.
The Mount Barker region continues to experience rapid growth. According to the planning report, the population is projected to rise from 80,501 in 2021 to more than 108,000 by 2041—highlighting the demand for expanded tourism and accommodation infrastructure.
If approved, The Summit Hotel will cater to increasing visitor numbers, providing modern, low-rise accommodation close to one of the state’s most scenic destinations, while contributing to the wider vision for a vibrant and accessible community precinct.
