Warehouse Estate Approved as Aerotropolis Development Accelerates

A major employment-focused industrial development has been approved in Western Sydney, marking another milestone in the rapidly advancing Aerotropolis precinct.

The Luddenham Industrial Estate, a 19.4-hectare project owned by Aware Real Estate and developed in partnership with Barings, has received the green light as part of the state’s strategy to drive job creation and logistics growth in the region.

The estate will deliver 63,537 square metres of gross floor area across seven buildings, offering flexible warehousing configurations ranging from 1000 to 30,000 square metres.

Located near the forthcoming Western Sydney International Airport—set to open in 2026—the estate will include a café, ancillary office spaces, new internal roads, carparking and heavy vehicle hardstand areas. The development is expected to support 390 construction jobs and 250 ongoing roles, according to the NSW Government.

Positioned within the Agribusiness Precinct, the Luddenham Industrial Estate is described in the State Significant Development (SSD) application as key infrastructure to “support the growth of the Agribusiness Precinct”, with a focus on integrated logistics, food innovation, and advanced production—sectors that build on the region’s agricultural legacy.

The project is among the first to be approved within the Aerotropolis and forms part of a broader $14-billion pipeline of private development proposals. The NSW Government says this investment will ultimately deliver 120,000 jobs to the area.

Construction of the estate is scheduled to commence in mid-2025, with the first warehouse expected to open by December 2026.

The Luddenham approval follows other high-profile announcements in Western Sydney, including proposed film studios at Oran Park and more than $1 billion in government funding for Bradfield City Centre. The state’s ambitious plans for Bradfield include early-stage commercial buildings and infrastructure to support 10,000 new homes and 20,000 jobs, underpinning Western Sydney’s transformation into a nationally significant economic hub.
